CHALLENGE
Coldwell Banker Commercial representatives Bill Mears and Adam Shultz weretasked with finding a tenant for a new sixty-thousand-square-foot warehouseconstructed in 2021. Designed as a potential build-to-suit spec building, Mearsand Shultz brought the warehouse building to market at the same time that theyhad another sixty-thousand-square-foot building to lease just minutes away inMilton, WI.
ACTION
Bill and Adam marketed the property to users in the area they thought may belooking to expand and brought several groups to the site while it was underconstruction. Eventually, their marketing efforts paid off when an agent brought aclient with a tight sixty-day window to get up and running in the unfinishedbuilding.
RESULTS
• Successfully negotiated a thirty-six-month lease with annual rent increases.• Delivered the building fifteen days early to an expanding company with a stricttimeline to meet their customer’s needs.• A new warehouse employer was brought to the Janesville job market.
