CHALLENGE
Coldwell Banker Commercial representatives Bill Mears and Adam Shultz were
tasked with finding a tenant for a new sixty-thousand-square-foot warehouse
constructed in 2021. Designed as a potential build-to-suit spec building, Mears
and Shultz brought the warehouse building to market at the same time that they
had another sixty-thousand-square-foot building to lease just minutes away in
Milton, WI.
ACTION
Bill and Adam marketed the property to users in the area they thought may be
looking to expand and brought several groups to the site while it was under
construction. Eventually, their marketing efforts paid off when an agent brought a
client with a tight sixty-day window to get up and running in the unfinished
building.
RESULTS
• Successfully negotiated a thirty-six-month lease with annual rent increases.
• Delivered the building fifteen days early to an expanding company with a strict
timeline to meet their customer’s needs.
• A new warehouse employer was brought to the Janesville job market.
