The Milton Common Council on Tuesday night rezoned a site along Sunnyside Drive as business use, for a car wash and pet wash.

The council also approved a conditional use permit. The city allows car washes under business zoning only with a conditional use permit.

Owner Nick Rogers, according to paperwork attached to Tuesday’s common council meeting agenda, intends on constructing a 3,400 square-foot building for Red Hawk Wash on Sunnyside Drive near Chicago Street.

It was previously zoned for light industrial and residential use — a problem City Administrator Paul Hensch said. No city lot should have two zoning designations, he said.

“We will be cleaning up that parcel and others like it during the citywide rezoning that we are undergoing currently,” Hensch said.

Adjacent to the car wash site is land zoned as “C-1,” or a lowland conservancy overlay district. Stormwater tends to flow into this low-lying area, and the C-1 zoning prevents buildings from being constructed there, Hensch said.
